- Remove all fixtures and fittings and restore any disturbed finishes, including partitions, blinds, and data cabinets.
- Thorough redecorations, with all required treatments to walls, ceilings, window frames and sills, timber, skirting, and covings.
- Cleaning and treatment of all surfaces.
- Cleaning or repainting of pre-finished metal works such as radiators and suspended ceiling grids.
- Cleaning of all window glazing.
- Cleaning of all light fittings.
- Replacement or repair of flooring finishes, including carpet and carpet tiles.
- Replacement of any damaged ceiling panels.
- Overhaul, de-rocking, and re-leveling of raised access floors.
- Replacement of any worn or damaged floor boxes.
- Provision of full Electrical Certification.

As a tenant, you must ensure that upon vacating the leased space, you will be responsible for any necessary repairs and reinstating any alterations and decorations made during your tenancy. This is a non-negotiable requirement.
You must thoroughly understand the required dilapidation schedule so that you can obtain quotes promptly. While the landlord may provide pricing through its suppliers, it is in your best interest to receive your own quotes to ensure you are getting the best value for these works.
You must be mindful of the period between moving out and the agreed handover date, as you will be penalized for not exiting the building on time. The dilapidation works must be completed before the handover date.
If the timeline is tight, you should consider undertaking some of the work, such as decoration and cleaning, before the move-out date. This will help ensure a smooth and timely transition, as these tasks can be completed with minimal disruption if planned correctly.
The works required will fall into the following categories:
Reinstatement—You must restore any alterations to the space to its original condition and specification. This includes reinstating partitions/walls, signage, security systems like door entry and CCTV, Wi-Fi, flooring, and wall finishes such as vinyl and wallpaper. All cabling and connectivity wiring must be traced back to the source, and any holes in walls, floors, and ceilings used for fixings must be repaired and made good.
Redecoration - You must fully redecorate the entire space within 3 to 12 months of the lease expiry. Landlords will insist on at least two coats of high-quality paint, not limited to just the walls. Skirting, window reveals, sills, ceilings, and doors must all be prepared and repainted as part of these works.
Repairing the Premises: The landlord's dilapidations schedule outlines the required repairs. You must thoroughly review the condition survey to ensure that any previously damaged items are not re-listed. This includes repairing raised floors and replacing carpeting with carpeting of a similar type and specification to the original. During your occupancy, there will be signs of general wear and tear, such as door chips and wall markings near high-traffic areas.
Cleaning the Premises: All areas must be cleaned before handover. The dilapidation works necessitate a comprehensive cleaning, including ceilings, all surfaces, floors, glazing (including partitions and internal doors), and even light fixtures and blinds.
Compliance: You must demonstrate that all necessary registers and test certificates are up-to-date. This includes fire alarm tests, air conditioning unit maintenance, and current electrical test reports.
